Super-gentrification and financialized capitalism: the new frontiers of space-capital in Colina de Santana, Lisbon

Abstract The paper focuses on recent changes in the profile of the gentrification process experienced in Lisbon, reinforced in the context of the 2008-2009 capitalist post-crisis and in the last phase of financialized capitalism. We intend to identify important driving forces in the financialization of the built environment and of the real estate sector that are at the root of the super-gentrification wave that has been occurring in Lisbon in the last decade. These forces allow to maximize a capitalist production of the urban space, aggravating residential segregation, social polarization and spatial injustice in this latest phase of financialized capitalism. The empirical analysis focuses on evidences of a proto-gentrification that seems to be consolidating itself at Colina de Santana, in the historic center of Lisbon.

摘要：本研究聚焦里斯本绅士化（gentrification）进程特征的新近变化，该进程在2008-2009年资本主义后危机语境以及金融化资本主义的最后阶段得到进一步强化。本研究旨在识别建成环境（built environment）与房地产领域金融化的核心驱动因素，这些因素正是近十年里斯本超级绅士化（super-gentrification）浪潮的根源所在。上述驱动因素推动资本主义城市空间生产实现最大化，在金融化资本主义的这一最新阶段加剧了居住隔离、社会极化与空间非正义。实证分析聚焦里斯本历史中心圣塔尼亚山丘（Colina de Santana）处正逐步巩固的初步绅士化（proto-gentrification）迹象。
