Mainz 2012, The ground benchmark is an average position value of the soil in EUR/m² for a majority of land (ground benchmark zone) for which essentially the same usage and value conditions exist. It refers to building-ready and non-contributory land. Deviations of individual plots in value-determining properties such as special location, type and measure of use, soil quality, etc. cause corresponding deviations in their soil values from the soil benchmark.

美因茨2012:土地基准价(ground benchmark)指多数具备基本一致使用条件与价值属性的土地(基准地价片区,ground benchmark zone)的平均单价,单位为欧元每平方米,涵盖可开发建设用地及无收益性土地。单个地块若在特殊区位、用途类型与规模、土壤质量等价值影响属性上存在差异,则其土地价值将相较于土地基准价(soil benchmark)产生相应偏差。
