Priority Development Areas

This feature layer represents Priority Development Areas (PDAs) identified in the El Paso County, Colorado Master Plan. These areas highlight locations across the county that are prioritized for new residential development to support population growth and future housing needs. Each Priority Development Area may include a mix of land use patterns (referred to in the Master Plan as “placetypes”), but is generally characterized by a dominant placetype that defines the overall development pattern within the area. These placetypes describe the intended scale and form of development, such as suburban, rural, or more compact residential areas. The dataset may show gaps between mapped Priority Development Areas and incorporated municipal boundaries. These gaps typically represent areas that are already substantially developed or are expected to continue developing independently of the Priority Development Area framework.
