<b>A research on determining title deed fee losses in real estate sales with the help of geographic information systems (GIS): Konya/Karatay case</b>

In Türkiye, approximately 1.5 million real estate sales transactions are conducted by land registry offices every year. In these transactions, there is a maximum level of fee/tax losses and leakages due to the differences between the fair values of the real estate and the declared values. In this study, a street-based study was conducted in Akabe Neighbourhood of Karatay District, Konya Province. As a result, it was determined that in the neighbourhood where the field study was conducted, title deed fee was collected at 1/5 of the amount that should be collected, i.e., there was a loss of 80%.土耳其境内，土地登记部门每年约办理150万宗房地产销售交易。此类交易中，由于房地产公允价值与申报价值存在差异，会产生严重的税费流失与漏缴问题。本研究于科尼亚省卡拉塔伊区阿卡贝社区开展了街道级实地调研，结果显示，该社区的产权契税费实际征收额仅为应征额度的1/5，税费损失率高达80%。
