Restricted areas of the VICDESSOS land use plan

Pos of VICDESSOS deciduous. Return to the RNU since 27 March 2017. The regulated zoning of the land use plan (POS) is digitised in accordance with the national requirements of the CNIG. In a SOP there are two main types of restricted zones: urban areas (U) and natural areas (N). These areas shall be demarcated on one or more graphic documents. A regulation is attached to each area. The by-law may lay down different rules, depending on whether the purpose of the construction relates to housing, hotel accommodation, offices, commerce, crafts, industry, agricultural or forestry operations or warehouse functions. Zones U and N are themselves divided according to existing or future developments. Thus in urban areas: — the UA areas indicate ancient urbanisation and dense tissue; — the UB areas a recent urbanisation with mainly collective housing; — UC areas a recent urbanisation but with pavilion habitat; — the UJ zones the various areas of activity of the municipality. With regard to natural areas: — the NA areas are referred to as future urbanisation, i.e. they can be developed at a later stage; — NB areas are natural areas partially serviced by equipment and in which constructions exist, but no further development is planned; — NC zones represent natural areas protected because of the agricultural value of the land or the richness of the soil or/or subsoil; finally, the ND areas are natural areas to protect either the quality of the sites or because there are nuisances or risks.VICDESSOS片区落叶林相关土地使用规划管制分区（Land Use Plan Zoning，缩写POS），自2017年3月27日起纳入国家土地使用登记系统（National Land Use Register，缩写RNU）管理范畴。本土地使用规划的管制分区已按照国家地理信息中心（National Centre for Geographic Information，缩写CNIG）的相关要求完成数字化处理。 在标准作业程序（Standard Operating Procedure，缩写SOP）中，共包含两类主要限制区域：城市区域（Urban Areas，缩写U）与自然区域（Natural Areas，缩写N）。上述两类区域需通过一份或多份制图文件进行划定，且每个区域均配套有对应的管制规章。该配套规章可根据建设用途的不同制定差异化规则，建设用途涵盖住宅、酒店住宿、办公、商业、手工业、工业、农林作业或仓储功能等。 城市区域（U）与自然区域（N）还可根据现有或未来开发情况进一步细分。具体而言，城市区域可细分为： ——UA片区（Ancient Urban and Dense Tissue Zone）代表老旧城区与高密度建成区； ——UB片区（Recent Urban Collective Housing Zone）代表以集体住宅为主的新建城区； ——UC片区（Recent Urban Pavilion Housing Zone）代表以独栋住宅为主的新建城区； ——UJ片区（Municipal Activity Zone）代表辖区内各类产业活动区域。 针对自然区域而言： ——NA片区（Future Urbanization Reserve Zone）为预留未来开发的城市用地，即可在后续阶段进行开发建设； ——NB片区（Partially Developed Natural Area）为部分配套设施完善且已有建成建筑的自然区域，但该区域暂无进一步开发计划； ——NC片区（Protected Natural Area for Agricultural/Soil Value）为受保护的自然区域，保护依据为该地块的农业价值、土壤或地下层的资源丰度； ——ND片区（Protected Natural Area for Site Quality/Risk Prevention）为受保护的自然区域，保护目的为维护场地环境质量，或规避相关扰民问题与安全风险。
