Development plans (City of Bad Salzdetfurth)

A development plan (with changes if necessary) refers to individual areas of the municipal area and regulates the type and extent of the buildability of individual plots legally binding. Its possible contents are determined by the Baugesetzbuch (BauGB). It is developed from the land use plan. The development plan is adopted by the municipal council as municipal statutes and thus contains binding fixings for the inhabitants, for builders and for the building authorities. The articles of association consist of one or more plans in which the determinations are drawn, the supplementary textual determinations and a detailed written statement of reasons.开发规划（必要时可予以调整）覆盖市政区域内的单个片区，以具有法律约束力的方式规范各宗地的可建设类型与开发强度。其法定内容范畴由《建筑法典》（Baugesetzbuch，BauGB）确定。该规划由土地利用规划衍生编制而来。开发规划经市政议会审议通过，并以市政章程的形式正式颁布，因此对居民、建设单位及建筑管理部门均具有强制约束力。该市政章程由三部分组成：一项或多项载明管控要求的规划图纸、补充性文本管控细则，以及详尽的书面编制说明。
