What a 2-Bed Villa Earns in Bali (Bingin): Operator Data from Two Managed Villas, 2024 to 2026

A professionally managed 2-bedroom pool villa in Bingin, Bali, earns about IDR 1.15 billion (USD 70,500) a year in gross rental revenue, filling 91% of sellable nights at an average nightly rate of IDR 3.47 million (USD 213) (settled months, month 4 after launch onwards). Peak season (June to August) runs at 93% occupancy and IDR 3.90 million (USD 239) a night. This dataset holds every 2-bedroom pool villa in Bingin that Cabo Bali has managed for 12 months or more: two villas, 37 villa-months and 258 stays, December 2024 to October 2026. Unlike scraped listing calendars, the data comes from the operator's own booking system (Guesty, via PriceLabs) and records actual stays and payouts. Currency: villa rental transactions are priced and settled in Indonesian Rupiah, in line with Indonesian currency law (Law No. 7 of 2011). The booking system records amounts in USD as an internal reporting currency. Files carry IDR and USD, linked at a fixed IDR 16,300 per USD. Files: monthly_villa_performance.csv (villa per month: sellable, booked and owner-blocked nights, occupancy, nightly rate and revenue per sellable night in IDR and USD); reservations_anonymised.csv (one row per booking: check-in month, nights, lead time, channel, guests, gross and OTA commission in IDR and USD, cancellation timing); villas.csv; README.md (methods and data dictionary); data_paper.pdf. Methods: occupancy = booked nights / sellable nights (calendar nights in the data window minus owner blocks). Revenue is gross rental revenue before OTA commission and management fees. Villas are anonymised (BV-4817, BV-2093); dates kept to the month. Limitations: two villas, one operator, one area. An operator benchmark for Bingin 2-bedroom pool villas, not a sample of the Bali market.
