Reality Research sources its foot traffic data from Advan - the top data provider for geolocation data and the winner of Waters Technology's 2020 best alternative data provider. This geolocation data is collected from apps on consumer’s cell phones which broadcast highly precise locations through sensors including GPS, Bluetooth, and WiFi. This type of data is produced by a wide variety of apps that have reason to collect data in the background including weather, shopping, social media, and more. Advan is the market leader in geolocation data using five times more underlying data than their competitors. Advan aggregates and normalizes this data from a variety of app providers to build a panel of 50 million US users comprising 25% of the mobile phones out there. Furthermore, Advan has manually geo-fenced 1.5 million locations and adding 50,000 more each month. The combination of more underlying data and precise geo-fencing is instrumental in accurately measuring where foot traffic is happening. Advan further has a strict compliance policy on this data collection. Every user on whom data is collected has explicitly opted-in and every app provider has a privacy policy that explicitly states they can sell this data. The fields of data we offer are devices in store (i.e. - unique foot traffic in store), devices in store or parking lot (i.e. - unique foot traffic in store or parking lot), and median dwell time (i.e. - median amount of time spent in store). We also provide metrics on the changes in foot traffic and dwell time over time (e.g. - quarter over quarter, year over year). Foot traffic data has numerous use cases for fundamental REIT investors. It allows investors to compare REIT portfolios and see whose fundamental metrics are performing best and whose are performing worst. With the uncertainty in commercial real estate created by the pandemic, it allows investors to identify inflections in foot traffic that precede large moves in stock price. Also with the pandemic, it allows investors to evaluate volatility in equity prices to determine if the fundamentals support such moves or if there is an opportunity to trade based on the divergence between stock price and foot traffic.
