The AREIS_info Access.mdb is archived yearly at the conclusion of Tax Roll over. Ohio law requires that every County Auditor revalue all properties in the county every 6 years. This law mandates that the value noted by the County Auditor is an accurate reflection of real estate market values since the last update period. However, the Ohio Department of Taxation makes the final determination of what the updated property values will be. Property values are adjusted by looking at similar property sales for the 36 months prior to January 1, 2024. During the Revaluation, properties are reviewed and adjusted individually. The goal of a Revaluation is to review and update individual properties and values to reflect what a willing buyer would pay a willing seller. The current version of the AREIS database is updated nightly and can be found in .mdb format here: File Downloads | Lucas County, OH - Official Website.
