The ground benchmark is the average position value of the soil for a majority of land within a demarcated area (soil benchmark zone), which largely correspond according to their land characteristics, in particular by type and degree of usability, and for which essentially the same general value ratios exist. It is related to the square meter of land area of a plot with the shown land characteristics (ground benchmark property). Deviations in the properties of the individual plot from the displayed land characteristics of the land benchmark property cause deviations of its market value from the ground benchmark. A common view of the Bremerhaven soil benchmarks with the soil values of Bremen and Lower Saxony is made possible via the Lower Saxony soil benchmark portal at https://www.boris.niedersachsen.de/boris/home. A print edition can be obtained in 1:13.000 scale from the Bremerhaven survey and cadastral office.
