This research suggests a method for residential project managers to increase user satisfaction and ensure a quick return on investment by choosing a combination of construction elements that suit the customers' needs. To achieve such a pattern, criteria were considered according to the main goals of project management (Cost, Time, and Quality), and Acoustic comfort and Thermal comfort were selected to check the quality criteria, and also to compare and decide on the optimal pattern selection, from the WASPAS technique was exploited. After identifying the basics and concepts used in this research, a questionnaire for prioritizing the criteria was provided to the customers of residential buildings in the Tehran metropolis. The questionnaire results were analyzed with the pairwise comparisons system. Examining the results showed that Thermal comfort (33%), Acoustic comfort (32%), Construction cost (20%), and Construction time (15%) are the highest priority according to construction customers. Then, for each of the window, wall, and ceiling elements, two types of materials mostly used by the builders of residential projects in the Tehran metropolis were selected, and the characteristics corresponding to the selected criteria were identified in each of these elements. First, by comparing these elements, the best alternatives were determined. Then, the combination of these elements was compared, using a different method and the information from one of the projects in the Tehran metropolis. Comparing the results of these two methods revealed that both methods lead to a prevalent pattern (UPVC Window + Clay Block Wall + Joist & Block Ceiling).
