南京城区住宅小区房价变化地理信息数据集（2009-2017）

为了研究南京市域房价变化对社会发展的影响，笔者利用中国房价行情平台开展数据研究，经过数据整理汇集和分析，整编出南京4560个住宅小区从2009年1季度至2017年1季度的房产交易信息，即南京城区住宅小区房价变化地理信息数据集（2009-2017）。该数据集包括：（1）南京市域边界数据；（2）2009-2017年分季度南京城市4560个住宅小区房价数据（包括住宅小区的基本信息；各季度住宅小区单位面积销售均价和成交套数；各季度住宅小区单位面积平均月租金和成交套数）。数据结果表明，南京房价总体上呈现“圈层 扇形 飞地”的空间结构，高房价主要分布在城市中心、名校学区、高档封闭社区和山水景观别墅区。该数据集存储为.xls和.shp格式，由8个数据文件组成，数据量为4.53 MB（压缩为1个文件，1.37 MB）。基于该数据集的分析研究成果已经或拟发表在《地理学报》2017年72卷04期、《地理学报》2018年73卷12期和《地理科学》2018年38卷12期。

To investigate the impact of housing price changes on social development in the Nanjing metropolitan area, the author conducted a data study using the China Housing Price Market Platform. After data sorting, aggregation, cleaning and analysis, the author compiled real estate transaction information of 4,560 residential quarters in Nanjing from the first quarter of 2009 to the first quarter of 2017, namely the *Geographic Information Dataset of Housing Price Changes of Residential Quarters in Nanjing Urban Area (2009-2017)*. This dataset includes: 1. Boundary data of the Nanjing metropolitan area; 2. Quarterly housing price data of 4,560 residential quarters in Nanjing urban area from 2009 to 2017, covering basic information of each residential quarter, average sales price per unit area and number of transaction units in each quarter, as well as average monthly rent per unit area and number of transaction units in each quarter. The data results show that the housing prices in Nanjing generally present a spatial structure of "circle-layer, fan-shaped and enclave", with high housing prices mainly distributed in the city center, famous school attendance zones, high-end gated communities and mountain-water view villas. This dataset is stored in .xls and .shp formats, consisting of 8 data files with a total size of 4.53 MB (compressed into a single file of 1.37 MB). The analytical research findings based on this dataset have been published or are scheduled for publication in *Acta Geographica Sinica* (Vol. 72, No. 04, 2017), *Acta Geographica Sinica* (Vol. 73, No. 12, 2018) and *Scientia Geographica Sinica* (Vol. 38, No. 12, 2018).
