Property value (Sale price per m²)

The sales price and floor area of each house sold in Amsterdam is known by the Land Registry per address and via the Research, Information and Statistics department of the municipality of Amsterdam delivered to the Department of Space and Sustainability for making the Housing Value Card. In a Geographic Information System (GIS), all transaction addresses are shown as points on the map and the price per m² of each point is calculated (= sales price/m² floor area). Extreme values have been taken out. By means of an interpolation method, where at least 2 transaction addresses must be located in a radius of 300 meters, the Housing Value Cards are created. On this Housing Value Card, the blue areas mean that you get a lot of housing there for your money. The houses in the red areas are apparently (very) sought after for other aspects than the floor area of the house: the level of facilities, proximity to the historic center, public space, building type or residential environment. The Housing Value Card is therefore an extraordinarily good indication of the valuation of a neighborhood.
