Inspect Housing Defects Index 2026, Edition 3 (IHDI-2026.3) is an original observational study by Inspect, an Israeli home-inspection company. It analyses 3,195 documented construction defects across 89 professional home-inspection reports carried out in Israel between May 2024 and July 2026 by 13 certified inspectors, covering 40 localities across all six administrative districts of Israel and the Judea and Samaria Area, and multiple contractors. The sample comprises 81 newly built properties handed over by developers and 8 properties in TAMA 38 seismic-retrofit projects, reported separately. Key findings. Defects were found in 100% of inspected properties — an average of 36 defects per property (median 34, range 14–83). The Inspect Repair Anchor — the median estimated cost of repairing the defects found in a standard newly built apartment — stands at ILS 30,675 (n=64). Repairs exceeded ILS 30,000 in 50% of apartments. At least one defect with an estimated repair cost above ILS 3,000 was found in 88% of properties. Defects are documented against Israeli building standards, with 47 distinct numbered standards referenced across the index. Files. Three CSV files (UTF-8 with BOM): report-level data (89 rows), defect-level data (3,195 rows), and a 15-category summary; plus a README and a methodology document. Every headline figure — defect counts, the cost anchor, category and room breakdowns, severity and standards — is reproducible directly from the CSV files; the methodology document lists the exact recomputation recipe for each. Limitations. This is a convenience sample of clients who commissioned an inspection, not a nationally representative random sample. It leans toward the Tel Aviv and Central districts (54% of properties). Repair costs are professional estimates, not binding quotes. Medians are reported rather than means. Property street addresses, apartment numbers, client details and individual inspector identities are never published; the maximum public resolution is the locality. Editions. The index is published in periodic editions (v1 June 2026, 31 reports; v2 July 2026, 50 reports; v3 August 2026, 89 reports). Values change between editions because the sample grows and its composition shifts — not because construction quality changed. Cite the edition number the figure was taken from.
