An open reference dataset for the debt service coverage ratio (DSCR), the number that decides most US rental-property investment loans. DSCR is defined as net operating income (NOI) divided by annual debt service, where annual debt service is the monthly fully-amortizing payment times twelve. This dataset provides worked examples computed with the standard amortization formula (a $300,000 loan at 7.5% over 360 months yields a $2,097.64 monthly payment and $25,171.72 annual debt service), with NOI varied to produce DSCR values spanning every lender threshold from fail (<1.00) through strong (≥1.35). It also includes the lender verdict bucket table itself (fail / marginal / tight / good / strong).
