Effects of Maintenance Management and Housing Condition on Staff Housing Satisfaction in Plateau State Specialist Hospital Jos, Nigeria

This study investigated the effects of maintenance management and housing conditions on staff housing satisfaction at Plateau State Specialist Hospital, Jos. Employing a quantitative survey design, the research utilized structured questionnaires administered to all 50 staff members via a census sampling technique, with data analyzed through descriptive statistics and multiple regression. Findings revealed a predominantly reactive maintenance approach; while emergency repairs were moderately rated, preventive maintenance, resource allocation, and timely inspections were rated low. Housing conditions were deemed adequate regarding sanitation, safety, and ventilation, yet deficient in water supply, finishing, noise control, and recreational facilities. Consequently, staff housing satisfaction was moderate for safety and family comfort but low for utilities and maintenance services. Regression analysis confirmed that maintenance management and housing conditions significantly and jointly predict staff housing satisfaction (beta = 0.68, R2 = .464, p < .01). The study concludes that proactive maintenance practices and physical facility upgrades are essential for improving staff welfare and work-life balance. Recommendations include implementing proactive maintenance strategies, ensuring adequate resource allocation for repairs, and enhancing critical amenities like water supply and recreational spaces. These interventions are vital for hospital management to prioritize to foster a more satisfied and productive workforce.
