资源简介:

The median rent of an existing flat contract in Madrid was €869 a month in 2024, and €900 in Barcelona, according to Spain's official rental reference system (SERPAVI, Ministry of Housing, edition of March 2026, the latest). San Sebastián was the highest of the 25 cities with the most rented flats, at €967. Across the 1,284 municipalities with at least 100 rented flats, the median was €478 a month, with eight in ten between €350 and €700. Rents in force rose fastest in Valencia, on the Costa del Sol and the Costa Blanca, and in Tenerife. From 2019 to 2024 the median went up 36% in Valencia, 31% in Malaga and in Alicante, and 30% in Santa Cruz de Tenerife, against 16% in Madrid and 15% in Barcelona. These are contracts already in force and declared to the tax office, so a new lease today usually costs more than these medians. What is in this record: one summary table (CSV) for the 25 Spanish cities with the most rented flats, with the 2024 median monthly rent, the middle range (25th to 75th percentile), the median rent per square metre and the change since 2023 and 2019, plus one row with the spread across all municipalities. We add the selection, the cleaning and the change calculations; the figures come from SERPAVI, which you can download in full from the Ministry of Housing.
