# ATTOM Loan Model Data – Estimated Loan Position & LTV Intelligence

## Overview

ATTOM Loan Model Data estimates the full history of loan position and loan status for residential properties where loan transactions are available. Each property’s loan history is continuously reevaluated and updated as new matched transactions enter the data warehouse, ensuring current and historical loan insights.

The dataset outputs active loans in first, second, or third position using logic based on common real estate lending scenarios. It also provides estimated loan-to-value (LTV) metrics, supporting a comprehensive view of loan structure and equity.

## Loan Position Modeling

Loan position determines repayment order in the event of default, with first position loans repaid before second and third. Because public records do not always explicitly indicate loan position, ATTOM applies additional logic to estimate position based on available transaction data and lending patterns.

## What the Dataset Includes

**Each active loan may include:**

- Loan position (first, second, third)
- Lender name and lender type
- Recording date
- Loan amount
- Loan type and mortgage type
- Document number and transaction ID

Loan histories are dynamically updated as new transactions are matched and incorporated.
