Boulder County has designated the Peak to Peak Corridor as a "Scenic Corridor," in which all properties that fall within the mapped area along the Peak to Peak Highway will have special constraints on the visibility of structures within the Corridor. In addition, all properties, whether or not they are within the designated Peak to Peak Corridor, are also subject to the new county rules which place restraints on the size of structures. Methodology for creating feature class: 1. Conduct viewshed analysis in ArcGIS to identfiy areas that are visible from the highway. The viewshed analysis used 10-meter DEM data and was calculated from 6 feet off the ground. It does not take into account vegetation so it is a bare-earth model. 2. Delineate areas within 3,000 feet from the centerline of State Highway 7 (this is a 6,000- foot wide strip along the highway). 3. Areas that were visible from the highway (from step 1), but not within the 3,000 foot buffer (from step 2) were removed. 4. Property parcel boundaries were then overlaid on the visible areas from step 3. Any properties that have any visible areas from the highway were identified as being in the view corridor. The entire property does not have to be visible- only a portion of it to be considered within the view corridor.
