House price data set for Copenhagen City and the Greater Copenhagen Area

House price transaction data with property characteristics and pluvial flood exposure indicators for Copenhagen and Greater Copenhagen, 2006-2018 DescriptionThis dataset contains transaction-level house price data used to study whether flooding caused by extreme precipitation events affects residential property prices in Copenhagen and Greater Copenhagen, Denmark. The data were prepared for hedonic price and difference-in-differences analyses of the relationship between realized flood exposure, modeled flood risk, and property sale prices. The repository includes two CSV files and one R script: Copenhagen_City.csv: transaction-level observations for Copenhagen municipality/city area Great_Copenhagen.csv: transaction-level observations for the broader Greater Copenhagen housing market house_price_script.R: R script used to export the datasets and estimate the main econometric models Both CSV files contain 252 variables and cover the period 2006-2018. The files include sale price and sale timing, structural housing characteristics, building materials and heating type, renovation and construction period indicators, spatial and environmental amenity measures, local market controls, and several flood-related exposure variables. The data combine the following types of information: Property transaction outcomes: sale price, sale date, log price, year of sale, and local lagged market price indicators Dwelling and building characteristics: dwelling type, floor area, rooms, bathrooms, toilets, floor level, basement, parking, outbuildings, building size, building materials, roof type, heating system, age, year of construction, and major renovation indicators Ownership and neighborhood attributes: ownership type, urban size, and local market identifiers Spatial and environmental measures: distances to forest, lakes, coast, harbour, highways, railways, train stations, major roads, wetlands, power lines, and wind turbines Flood exposure and flood history indicators: modeled bluespot flood-risk measures, event-specific flood indicators, insurance payout variables, counts of nearby flood incidents, and indicators for whether the property was sold after a flood event The flood-related variables were constructed to support causal analysis of how precipitation-related flood events may affect housing prices over time. In particular, the dataset includes indicators for whether a property flooded, whether flooding occurred before sale, the timing since flood events, and event-specific exposure variables linked to selected extreme precipitation events. The dataset was used in models of residential property values with extensive controls for housing quality, location, neighborhood characteristics, and time effects. The included R script documents the main variable construction and model specifications used in the associated research.
