Parcels with four or more manufactured housing units in North Carolina

This dataset contains 8,460 validated manufactured home park (MHP) parcels across all 100 counties in North Carolina, identified using a novel computer vision approach combining high-resolution aerial imagery analysis with YOLOv8 object detection. The dataset represents the most comprehensive publicly available inventory of MHPs in North Carolina, identifying over three times more parks than existing federal databases. Each record includes parcel-level geographic boundaries, county information, and validation status. MHPs were identified by detecting individual manufactured housing units from 15cm resolution aerial imagery (2020-2023) collected through the North Carolina Orthoimagery Program, followed by spatial aggregation and manual validation. The methodology achieved >93% precision and recall in manufactured housing unit detection. The dataset reveals that 95% of identified MHPs are small (<50 units), with 67% of small MHPs located in rural areas, challenging conventional assumptions about manufactured housing as primarily an urban-fringe phenomenon. This comprehensive inventory supports climate resilience planning, emergency management, and affordable housing policy research for communities often overlooked in official records.
