Every residential property sale in Essex, England recorded by HM Land Registry during 2025: 21559 standard Price Paid transactions (detached, semi-detached, terraced, flat or maisonette; excludes commercial, portfolio and repossession), across 48 towns and 69 postcode districts. Features: postcode, town, postcode_district, price_gbp (target), date, property_type, new_build, tenure. There are no personal names in the data. A note on automated valuation: even when two homes share the same postcode district, property type and tenure (everything an automated valuation model reads from public records), their sale prices differ sharply. Across Essex segments with enough sales, a typical home sold about 14 percent from its segment median in 2025, and within single segments the highest price reached up to fifteen times the lowest (for example, freehold detached homes in CM3 sold from 275,000 to over 2.4 million pounds). That unexplained band is condition, refurbishment, exact street and plot, outlook and parking: what a local valuer assesses in person and a model trained on public features alone cannot.
