Phuket Property Market Statistics: Asking Prices by Tourist Zone (2026-08)

Per-zone asking-price statistics for residential property on Phuket, Thailand. The dataset reports, for each of 15 tourist zones plus an island-wide aggregate: the number of active for-sale listings, the median asking price in Thai baht, and the median asking price per square metre of interior floor area, split by property type (condominium, villa, house). Thailand publishes no open register of property transactions, so asking price is the observable quantity for this market. The figures are medians over a live for-sale catalogue at the snapshot date, with sold and withdrawn units excluded by an automated daily check rather than by manual flagging. Listings priced below THB 100,000 are treated as data-entry errors and excluded, as are outliers above THB 1B or with more than 20 bedrooms. A zone-and-type combination is reported only when it holds at least 15 active listings, so thin slices do not produce unstable medians. Price per square metre uses interior floor area only and is therefore not comparable between condominiums and villas as a unit-economics figure. Zone assignment uses listing coordinates where available and falls back to the sub-district (tambon) centroid. The 15 zones are tourist zones as used by the source catalogue and do not map one-to-one onto Thai administrative districts. The dataset is refreshed quarterly and released as dated files, so a citation always resolves to the numbers as published. The same figures are maintained in human-readable form at the source page.
