In recent years, building information modeling (BIM) applications in real estate development(RED) have expanded from optimization at the single-building level to broader issues such as low-carbon performance, spatial governance, market value assessment, and residential risk resilience. However, systematic reviews of its stage-wise evolution, knowledge structure, and research maturity remain limited. This study focuses on the evolutionary trends, regional and collaborative patterns, thematic frontiers, and collaborative innovation pathways of this field in the RED context from 2020 to 2024. Using a scientometric method, 300 publications were identified from the Web of Science Core Collection through a Boolean search strategy and the PRISMA framework. With COOC 6.725 and CiteSpace, the review was conducted across six dimensions: stage-based thematic evolution, global geographical distribution, disciplinary integration, author collaboration, keyword temporal evolution, and content-based thematic coding. Krippendorff’s Alpha was used to test the reliability of data cleaning and coding.
