General Development Plans (GDPs) are provided for large, complex or phased development projects in the mixed-use zone districts, including T-MU-30 and in some cases C-MU, R-MU, or OS-1. They are intended to anticipate a development program and the necessary infrastructure systems (road network, drainage, parks and open space, utilities) that will support the conceptual development. GDPs bridge the gap between comprehensive planning and site development plans by looking at proposed development at a scale more specific than area plans or Blueprint Denver, but more generally than a building or building group. Large Development Framework Plans (LDF's) are provided for large, complex or phased development projects. They are intended to anticipate a development program and the necessary infrastructure systems (road network, drainage, parks and open space, utilities) that will support the development. IMPs bridge the gap between comprehensive planning and site development plans by looking at proposed development at a scale more specific than area plans or Blueprint Denver, but more generally than a building or building group. Infrastructure Master Plans (IMPs) are provided for large, complex or phased development projects. They are intended to anticipate a development program and the necessary infrastructure systems (road network, drainage, parks and open space, utilities) that will support the development. IMPs bridge the gap between comprehensive planning and site development plans by looking at proposed development at a scale more specific than area plans or Blueprint Denver, but more generally than a building or building group. A Regulating Plan is used to apply allowed building types, building heights and land uses to specific street frontages and specific blocks and / or zone lots within a zone district. A regulating Plan is also a vehicle for the designation of Primary Streets and Side Streets in advance of site development to increase the predictability and certainty of future development under this Code. A Regulating Plan is an optional step and process in all Zone Districts except in the M-GMX Zone District. An approved Regulating Plan provides a binding plan that narrows the broad flexibility otherwise allowed in the Zone District as site specific development proceeds within the subject area. All Regulatory Plans must be researched individually to determine the implications it conveys to the underlying zone district.
