UKPP Rental Yield Index: English local-authority gross rental yield, June 2025 – May 2026

A 12-month panel of gross rental yield for all 294 English local authorities (3,528 observations), computed by joining two official UK statistical series: the ONS Price Index of Private Rents and the HM Land Registry UK House Price Index. Gross yield is calculated as (average monthly rent × 12) ÷ average house price × 100, using figures from the same reference month for both inputs. Nothing is modelled, estimated, or interpolated; where an input is unavailable an authority is excluded and named. Authorities whose monthly sales volume falls below 50 are flagged, following HM Land Registry's own warning about volatility in low-volume areas. The dataset is provided both as the twelve published monthly editions (reproduced verbatim) and as a single tidy long-format file for analysis. The accompanying README documents the formula, per-column definitions and units, source series identifiers, coverage, the thin-volume flag, reproducibility, and known limitations — including that all editions in this version are retrospective, computed from a single data vintage rather than contemporaneous releases. The measure is a cross-area comparison of gross yield, not a projection of achievable return on any individual property, and models no voids, costs, tax, or finance.
