The dataset includes Stage 1 (Default) and Stage 2 (Auction) of the foreclosure process, delivering detailed insight into properties prior to bank possession. Mortgage-related historical data dates back to 2005, with HOA foreclosure data available from 2021 onward.

## What the Dataset Includes

At minimum, each record includes:

- Foreclosure type
- Recording or published date
- Situs address, city, county, state, and ZIP
- Auction date (when applicable)

The dataset includes both mortgage defaults initiated by lenders and HOA defaults initiated by homeowners associations. Records are collected through a nationwide network of aggregators who gather and review instruments in person or online, ensuring foreclosure language is interpreted based on wording and state law rather than relying solely on county indexes.
