Value of commercial real estate mortgage debt in the U.S. 2023, by lender type

Banks and thrifts held the largest share of commercial real estate debt outstanding in the United States in the first quarter of 2023. The value of commercial mortgages outstanding held by banks and thrifts amounted to over 1.7 trillion U.S. dollars, about 38 percent of the total 4.6 trillion U.S. dollars worth of debt in the sector. Agency, government-sponsored enterprise (GSE) portfolios, and MBS made up the second largest investor group, with nearly one trillion U.S. dollars.
