VanToVault Duplex Buyers Atlas: Owner-Occupant 2-4 Unit Purchase Loans by Metro, 2018-2025

Owner-occupant purchase mortgages on 2-, 3- and 4-unit homes in the United States, 2018-2025: a national series and a panel for every metropolitan statistical area or metropolitan division, counted from the public Home Mortgage Disclosure Act (HMDA) loan-level data published by the FFIEC and the CFPB. Counted: HMDA records with action_taken = 1 (originated), total_units = 2, 3 or 4, occupancy_type = 1 (principal residence), loan_purpose = 1 (home purchase) and lien_status = 1 (first lien). An investor comparison column uses the same filters with occupancy_type = 3. Measures: loans by unit count and loan type (conventional, FHA, VA, USDA); median, 25th and 75th percentile borrower income; median loan amount; median interest rate; combined loan-to-value bands; borrower race, ethnicity, sex and age counts (HMDA derived fields). Suppression: count cells of 1-9 loans are blank; metro-years with fewer than 50 loans are published as three-year totals with medians withheld. Flags on every row show what was hidden.
