Development plan Neugraben-Fischbek 20 2nd amendment Hamburg

The Ordinance on the development plan Neugraben- Fischbek 20 of 18 June 1968 with the amendment of 28 October 1975 (Hamburgisches Gesetz- und Verordnungsblatt 1968 page 172, 1975 page 188) is amended as follows: 1. The annexed "Annex to the Ordinance amending for the second time the Ordinance on the Neugraben-Fischbek 20 development plan" is added to the Ordinance. 2. Paragraph 2 is amended as follows: 2.1 point 2 is replaced by the following: "2. Insofar as no rear construction limits are set in the development plan, the development depth, with the exception of the areas designated by "A" to "F", is 25 m, measured from the front construction limit. For the areas designated by "B" and "E", a rear construction limit at a distance of 35 m, measured from the front construction boundary, fixed. On the area marked with "B", a building with a size of 9 m x 12 m at a distance of 5 m from the road line Heidrand is fixed on the rear part of the plot of land 1766 of the district Fischbek. On the area designated by "E", the rear existing buildings on plot 2102 with a floor area of 60 m2 and on plot 2083 with a floor area of 100 m2 are set as the maximum size. On the area designated by "F", parcels 5688 and 5004 of the Fischbek district shall be kept free from any development in an area 90 m apart from the Moisburger Weg road boundary line and 85 m apart from the western boundary of the change area, with the exception of the existing building on parcel 5004 with a floor area of 70 m2. Within the area designated "H", the existing building on plot 2140 and the rear building on plot 2139 with a floor area of 150 m2, the existing building on plot 2142 with a floor area of 160 m2, and the existing buildings on plots 2093 and 2094 with a floor area of 200 m2 are set as the maximum size according to the existing provisions." 2.2 The following point 4 is added: "4. For the areas marked "A" to "H": 4.1 The area designated as "G" dedicated to road traffic (section 4964, Moisburger Hang) is determined as road traffic area according to the stock. 4.2 One large-crowned or two small-crowned trees must be planted on each plot of land. 4.3 For the trees to be preserved, replacement plantings must be carried out at departure in such a way as to preserve the character and extent of the woody planting; A new tree must be planted for each 25 cm trunk circumference started. 4.4 For established tree plantings, site-appropriate, native deciduous trees must be used and maintained. In the crown area of each tree, an open vegetation area of at least 12 m2 must be created or maintained. Large-crown trees must have a trunk circumference of at least 16 cm, small-crown trees must have a trunk circumference of at least 14 cm, measured in each case at 1 m above the ground. 4.5 Outside of public roads traffic areas, terrain elevations or excavations, ancillary facilities, walkways and driveways as well as parking spaces in the crown area of trees to be preserved are not permitted. 4.6 The rainwater generated by roof surfaces must be infiltrated on the respective plots of land. 4.7 On the private plots, driveways, sidewalks and parking spaces must be constructed in water- and air-permeable construction. 4.8 Roofs of secondary buildings
