This new dataset fuses physical, spatial, and macroeconomic indicators to capture real estate market characteristics and long-term economic cycles: Physical Building Footprints (Upper Stratum): Contains high-resolution, localized spatial data (longitude and latitude coordinates) alongside structural attributes like area_m2 parsed from Microsoft structural building footprint chunks. This captures regional development densities and structural physical masses across target real estate markets. Macroeconomic Trends & Cycle Indicators (Lower Stratum): Aggregates critical time-series financial indicators, including historic 30-Year Mortgage Rates (MORTGAGE30US), Bank Prime Lending Rates (PRIME), and Commercial Real Estate Loans (CREACBM027NBOG) from the Federal Reserve Economic Data (FRED). HUD Fair Market Rents (FMR) & Low-Vacancy Lists: Compiles multi-year Department of Housing and Urban Development (HUD) metrics from 2017 onwards, tracking rental asset benchmarks (such as standard 2-bedroom prices) alongside occupancy concentrations in tight markets. When synthesized through time-series sliding windows and interpolation models, the dataset maps structural growth variables alongside macroeconomic stress vectors to create fluid, continuous visual indicators of market volatility and health.
