Life cycle costing and prediction of construction and demolition waste: a detached house of Bangkok, Thailand

Most Bangkok dwellers prefer detached homes, which are increasingly built dueto expanding populations and urban sprawl. Economic competition results betweenconstruction and demolition operators for detached house consumers. Life cycle costing(LCC) is gaining popularity, particularly in the field of sustainable construction. Inaddition, increasing numbers of detached house construction and demolition alsogenerates associated waste. To reduce and manage this waste, causes, factors, andfuture construction and demolition waste generation trends must be examined. Thisresearch studies detached house LCC to facilitate investment decisions for constructinga detached house by evaluating factors generating construction and demolition wasteas well as predicting future construction and demolition waste quantities (2021–2030)for Bangkok detached houses by multiple linear regression.Detached house LCC was analyzed through a case study in Bangkok byconsidering diverse expenses, including construction materials, maintenance, labor,electricity, water, and demolition during a building service life of 50 years. Results werethat detached house LCC over 50 years was 5,260,524.84 baht, divided into expensesfor each detached house life cycle stage. These findings may be useful for detached house project development and consumer decision-making. Detached houseconstruction stakeholders should plan cost management economically throughout thebuilding life cycle from construction to housing use, building equipment replacement,maintenance, and eventual demolition. In addition, a plan is formulated to reduceconstruction and demolition waste, which tends to increase continuously, to providesufficient space for future landfill.
