The value reported for each municipality represents the median purchase price (median) of the transactions carried out in the land register in that municipality. It thus gives a guideline as to which price per square metre for a plot of land can be achieved on average. For this purpose, IMMOunited collects, records and evaluates all sales contracts recorded in the land register (approximately 100,000 sales contracts per year). If the object of purchase is a - largely undeveloped - plot of land (also forest, vineyards or alpine pasture), a distinction was made between building land and grassland. All purchase contracts from 1.1.2009 to the end of 2016 are used for evaluation. The prices of previous years were valorised due to the Austria-wide price increase of the plots of land. The value may deviate from the actually achievable market values due to the circumstances in individual cases. The benchmark is to be understood as such and can in no case replace a valuation, for example according to the Property Valuation Act, by an expert. IMMOunited assumes no liability for the correctness and usability of the data. Special cases: No data are provided for the inner Vienna districts 1 to 9 due to the non-existent land transactions, and grassland prices were waived in the remaining districts 10 to 23 due to the heterogeneous price situation. In some municipalities, the price of grassland can be significantly higher than the price normally paid for agricultural and forestry land if more land has been traded in grassland that allows construction to be carried out (e.g. bathing pond settlements, allotments, etc.) or can be seen as a building land expectation area. Tax significance: Due to the Basic Share Ordinance, an increased basic share of 30 or 40 percent (compared to the otherwise applicable 20 percent) is to be taken into account when calculating depreciation in cities with more than 100,000 inhabitants and in municipalities where the price of residential land exceeds 400 euros per square metre. These communities, which are particularly expensive in terms of land prices, are presented in a separate layer. This figure can be printed out as proof of the lower basic share in the assessment for the tax office.
