Building land cadastre of the city of Elmshorn

This map shows unbuilt or only marginally used land in the Elmshorn urban area. From a planning point of view, these areas can be built on immediately or in the foreseeable future. Thus, internal development potentials, especially for apartments, are shown. In the following, the potentials "Gap" and "Land under construction" are explained. BAULÜCKE: Unbuilt area, which creates a gap in the building context. The plot obviously has a buildable area and is not built with a main use and only slightly with ancillary facilities. Commercial land is only considered as a vacancy if the area appears to be fallow. Open spaces in large housing estates or between similar multi-storey housing developments are not taken into account. LAND CONSTRUCTIONALLY SMALL USED: Residential plots that have already been built on, which are used up to a maximum of 20% (GRZ I <= 0.2) and apparently have a buildable area and have a mathematically undeveloped area of at least 800 m2. NOTE: The areas were subject to an overall urban assessment using GIS-based selection procedures and a final check based on aerial photographs. No guarantee is given for the accuracy of the data presented, so that there is no binding legal claim to a building opportunity for the managed areas. The inclusion of an area in the cadastral register does not replace the building permit nor does it contain a commitment to grant a permit. The development of drainage technology must be clarified on a case-by-case basis. The same can apply to further building requirements.
