The residential real estate production in the São José do Rio Preto region 2000-2019: a view from Minha Casa Minha Vida Program

Abstract In contrast to what we are used to see in urban studies of big cities - here specially considered the city of São Paulo -, the small and medium-sized cities in São Paulo’s hinterland have been exhibiting, in the last two decades, a notable real estate production, characterized by an overproduction based in the mismatch between the real estate numbers and the effective demand for housing. Some of the characteristics of these countryside cities, especially those that conform regional centers, corroborate to the constitution of their territories as an attractive area to the implementation of new housing products, both in form of urban allotments production and in low-income habitational developments promoted by the Minha Casa Minha Vida Program. This article aims to analyze the aspects that contribute to the conformation of such a singular production in these cities, using, for this purpose, the study of the Minha Casa Minha Vida Program real estate production in São José do Rio Preto and neighboring municipalities, which stands out due to the expressive production in comparation to the other cities in São Paulo.
