This series comprises of land transactions, known as Dealings, which originated as documents and were captured on microfilm from 1971 to 1997. The Torrens Title (Real Property Act) Dealings are a set of documents relating to individual transactions affecting land under the Real Property Act 1862 (Act No. 19a, 1862) and subsequent acts. Dealings are legal documents prepared in a form prescribed by the Registrar General for the purposes of legally recording transactions on a title or interest on a title to land, in particular, for recording that transaction or interest on a Torrens land title also known as a Torrens Title Register. These records are created to provide evidence and actions relating to the transaction or Dealing. The Real Property Act 1862 introduced the Torrens Title system into New South Wales. Under this system the Torrens Register was created to record details and interests affecting the land such as easement, covenants, mortgages, resumptions, caveats and changes in ownership. The Torrens Title system allows for a single State guaranteed document, being a land title Register and this title Register, under the control of the Registrar General, records a description of the land relating to the title, its ownership and affecting encumbrances. Land ownership and other interests registered in the Torrens Register are guaranteed by the State of New South Wales. Examples of Dealings are land transfers, mortgages, leases and easements. Other documents such as caveats and various writs that may be recorded on a Torrens title Register can also be found in this series of records. Dealings are allocated unique reference numbers on lodgement. In general the reference takes the form of a number prefixed by an alpha character/s, the exceptions being from 7 February 1863 to 4 December 1911 and 8 March 1996 to 22 September 2003 where no alphabetical prefixes were used with the allocated numbers The following are the prefixes used: No alphabetical prefix (1863-1911), alphabetical prefix A (1911-1923), alphabetical prefix B (1923-1930), alphabetical prefix C (1930-1941), alphabetical prefix D (1941-1949), alphabetical prefix F (1949-1954), alphabetical prefix G (1954-1958), alphabetical prefix H (1958-1962), alphabetical prefix J (1962-1965), alphabetical prefix K (1965-1968), alphabetical prefix L (1968-1970), alphabetical prefix M (1970-1972), alphabetical prefix N (1972-1974), alphabetical prefix P (1974-1976), alphabetical prefix Q (1976-1978), alphabetical prefix R (1978-1980), alphabetical prefix S (1980-1982), alphabetical prefix T (1982-1984), alphabetical prefix V (1984-1985), alphabetical prefix W (1985-1987), alphabetical prefix X (1987-1988), alphabetical prefix Y (1988-1990), alphabetical prefix Z (1990-1991), alphabetical prefix E (1991-1992), alphabetical prefix I (1992-1994), alphabetical prefix U (1994-1995), alphabetical prefix O (1995-1996), 2000000 (1996-1997). The original physical format of a Dealing is paper, consisting of a completed Dealing form which may sometimes be accompanied by paper documentation. From 1971 these records began to be converted to 16mm Kodak Imagecapture AHU microfilm and were subsequently destroyed. Various improvements for the retrieval and management of microfilm images were implemented over time as reflected in the use of Blip film i.e. the use of markers at the beginning and end of dealing microfilm image and the use of ‘Filmex’, a system that could locate dealings microfilmed in random order. The use of microfilm to store images of Dealings ceased in 1997 with the introduction of the process of digital imaging of these records.Obtaining copies of dealingsDealings are not available via the HLRV. The advice on the NSW LRS website is that copies of dealings can be purchased via an Information Broker.
