Operating profit is an indicator of a company's profitability and is calculated as the profit generated by a company's core business minus the expenses (operating expenses, depreciation, amortization and cost of goods sold). Among the real estate investment trusts (REITs) trading on the London Stock Exchange (LSE) with the highest market cap as of January 31, 2019, Tritax Big Box Reit PLC ranked first by operating profit. In 2018, the REIT generated almost 277 million British pounds in operating profit. British Land Co PLC, on the other hand, registered an operating loss of -195 million British pounds. A REIT is a company that manages property on behalf of shareholders. Rather than developing new properties or reselling, REITs usually specialize in leasing space, collecting rent and then distributing dividends to shareholders. Mortgage REITs focus on lending money to real estate owners and operators.
