BrightCat Data PriceIQ: Canadian Home Price Index & Property Valuation Data

BrightCat Data PriceIQ is a validated home price index for the Canadian residential market, built using repeat-sale methodology. By tracking the same properties sold multiple times, PriceIQ measures true price appreciation free from the compositional bias that affects median-price indices.

The index is built on over 117,000 repeat-sale transaction pairs and has been validated at 5–8% variance against CREA and TRREB national benchmarks using independently verifiable methodology.

PriceIQ provides index values at four geographic levels: National, Provincial, Census Metropolitan Area (CMA), and Postal Prefix. Each level includes breakdowns by property type: All, Detached, Semi-Detached, Townhouse, and Condo. Every data point includes the index value, month-over-month change, year-over-year change, median sale price, transaction count, and the number of repeat-sale pairs used.

The dataset also includes the underlying repeat-sale pairs for full transparency: both sale dates, both sale prices, percentage change, hold period in months, and annualised return. Ideal for AVMs, mortgage risk, investment analysis, economics research, and actuarial modelling.
