Enriched residential property transaction dataset for the East Coast of England (2010-2023)

This dataset supports the paper 'Tragedy on the Horizon: Very Long-Run Discounting of Environmental Change' by Floris Blok and Xinyan Huang. The dataset results from the linkage of Energy Performance Certificate (EPC) data with Property Price Data (PPD), enhanced with geographic information, coastal proximity indicators, flood risk data, census demographics, and inflation-adjusted prices. The dataset covers residential real estate transactions along the east coast of England from 2010-2023. Data processing: The raw EPC and PPD datasets were linked using address matching algorithms. Geographic coordinates, flood risk assessments, and demographic variables were added through spatial joins and postcode lookups. All source datasets are publicly available UK government open data. Privacy measures: Postcodes, full addresses, and precise geographic coordinates have been removed from this dataset to protect privacy, though these identifiers were used in the data linkage process. Data sources: This dataset is derived from open government data including HM Land Registry Price Paid Data, Department for Levelling Up Housing and Communities Energy Performance Certificates, Environment Agency flood risk data, ONS Census 2021, and ONS National Statistics Postcode Lookup. Full citations are provided in '1_ReadME'. Licensing note: This dataset was created using Royal Mail postcode and address data during the linkage process. Although these identifiers have been removed from the final dataset, Royal Mail's intellectual property rights apply. The non-commercial license restriction reflects this constraint.
