The regulated zoning of the land use plan (POS) is digitised in accordance with the national requirements of the CNIG. In a SOP there are two main types of restricted zones: urban areas (U) and natural areas (N). These areas shall be demarcated on one or more graphic documents. A regulation is attached to each area. The by-law may lay down different rules, depending on whether the purpose of the construction relates to housing, hotel accommodation, offices, commerce, crafts, industry, agricultural or forestry operations or warehouse functions. Zones U and N are themselves divided according to existing or future developments. Thus in urban areas: — the UA areas indicate ancient urbanisation and dense tissue; — the UB areas a recent urbanisation with mainly collective housing; — UC areas a recent urbanisation but with pavilion habitat; — the UJ zones the various areas of activity of the municipality. With regard to natural areas: — the NA areas are referred to as future urbanisation, i.e. they can be developed at a later stage; — NB areas are natural areas partially serviced by equipment and in which constructions exist, but no further development is planned; — NC zones represent natural areas protected because of the agricultural value of the land or the richness of the soil or/or subsoil; finally, the ND areas are natural areas to protect either the quality of the sites or because there are nuisances or risks.本公告已依《阿尔尔法案》（Alur Act）第135条被宣告无效，自2016年1月1日起回归RNU相关规制。 本土地利用规划管控区划（POS）已按照西班牙国家地理信息中心（Centro Nacional de Información Geográfica）的国家级规范完成数字化处理。 在SOP中包含两类核心管控片区：城市片区（U）与自然片区（N）。上述片区须通过一份或多份图件完成划定，且每个片区均配套专属管控规则。附属条例可根据建设用途差异设定差异化规制，建设用途涵盖住宅、酒店住宿、办公、商业、手工业、工业、农林作业或仓储功能。 城市片区与自然片区自身亦可根据既有或未来开发状态进行细分。 具体而言，城市片区细分如下： — UA片区：代表老旧城区与高密度建成肌理； — UB片区：以集体住宅为主的新兴城区； — UC片区：以独栋住宅为主的新兴城区； — UJ片区：辖区内各类产业活动片区。 针对自然片区而言，细分规则如下： — NA片区：属于未来待开发城区，可在后续阶段开展建设开发； — NB片区：已部分配套基础设施并存在既有建筑，但无进一步开发计划的自然片区； — NC片区：因土地农业价值、土壤或地下资源丰度而受保护的自然片区； — ND片区：为保护场地环境质量，或因存在扰民问题与安全风险而需加以保护的自然片区。
