Effect of Facilities Provision and Maintenance Level on Occupants' Satisfaction in Public Office Buildings: A Case Study of Abubakar Umar Secretariat, Bauchi, Nigeria

This study examines the impact of facilities provision and maintenance on occupant satisfaction at the Abubakar Umar Secretariat in Bauchi, Nigeria. Utilizing a quantitative design with 364 civil servants, the research reveals that while basic amenities like fans, security, and water are adequately provided and maintained, critical infrastructure such as ICT facilities, fire safety equipment, and toilets are only moderately available and in fair condition. Descriptive analysis shows high satisfaction with water and noise control, but lower levels for internet and fire safety. Inferential statistics confirm a strong positive correlation (R = 0.772), with facility provision and maintenance accounting for 59.6% of the variance in satisfaction (R2 = 0.596, p < 0.001). These findings indicate that both the availability and the upkeep of office infrastructure significantly influence worker well-being. The study concludes that public sector organizations must prioritize routine maintenance and strategic upgrades to bridge infrastructure gaps. By providing empirical evidence from Northern Nigeria a region where administrative infrastructure is often overlooked this research offers actionable insights for policy improvements aimed at enhancing civil servant productivity and workplace standards.
