Housing Listings and Wildfire Exposure Data for Alberta, Canada (2025)

This dataset contains the housing listing and wildfire exposure data used in the study “Wildfire Resilience Features and Residential Asking Prices in Alberta, Canada.” It includes two CSV files: (1) a full dataset of 633 detached housing listings in forested regions of Alberta collected from Zillow in October-November 2025, and (2) a matched comparable dataset of 215 listings used in the main hedonic regression analysis. The variables include asking price, bedrooms, bathrooms, square footage, an indicator for wildfire-resilient exterior materials, distance to the nearest recent wildfire perimeter, and an indicator for whether at least one wildfire occurred within 20 km during the 2025 wildfire season. Wildfire exposure variables were derived from the Alberta Historical Wildfire Dataset. Street addresses are not included.
