## Overview

ATTOM AVM is a state-of-the-art automated valuation model designed to deliver hyperlocal residential property valuations across the United States. Powered by ATTOM’s nationwide residential property and sales database, the dataset provides valuation estimates for more than 97 million homes across all 50 states, with coverage across 3,143 counties.

## Valuation Methodology

ATTOM AVM estimates property values using multiple modeling approaches to capture local market behavior, including:

- Robust statistical models
- Market metrics derived from small clusters of similar properties
- Ensemble (value blending) approaches

For properties eligible for multiple valuation methods, a cascading model selection algorithm is used to determine the most accurate model for the surrounding geographic area.

## Data Inputs

- Recent sales transaction data, generally within 24 months of the valuation date
- Best-in-class neighborhood boundaries to capture micro-location market variation
