This register contains a summary record of all Settlement Purchases in the Land District of Walcha, kept by the Walcha Lands Office.This was the main tenure by which acquired lands were made available under the Closer Settlement Acts from 1904 up to 1943. The term of a lease was twenty-eight, later forty years. The conditions were continuous residence during the term of the lease, and the enclosing of the holding within five years from the issue of the lease; the lessee was also required to conform to any regulations made regarding noxious animals and the clearing of scrub, and other such provisions as might be deemed expedient in the public interest.During the last year of the term the lessee could apply for that part of the lease on which the residence stood as a homestead selection, the area not to exceed 1280 acres. The holder of a settlement lease could, under the Crown Lands Act of 1908, convert such lease into a conditional purchase, or into a conditional purchase and conditional lease under certain provisions.The register records information such as the Settlement Purchase number, the name and address of the purchaser, name and address of transferee, date of selection, number of Gazette notice, locality of purchase (county, parish etc.), area of farm, price per acre, capital value, deposits paid, purchase money amount and date of payment, instalments of purchase money, interest account, postponed instalment account and any further remarks or notations.(Armidale, NE3/46). 1 vol.
