# 概要

本データセットは、**日本全国の不動産取引情報** を提供し、不動産市場の動向を可視化するための基礎データとして活用できます。<br/>**エリアごとの取引価格、坪単価、建物情報** などを含み、**市場の規模や取引の傾向を把握するための集計データ** も併せて提供します。

本データセットには以下の2種類のデータが含まれています：

- **不動産価格データ**<br/>日本全国の不動産取引情報（取引価格・間取り・面積・都市計画など）

- **不動産取引の集計データ**<br/>市区町村ごとに **四半期ごと・年間ごと** の取引件数と合計取引価格を集計。エリアごとの取引量の推移や市場規模を把握可能。
- **鑑定評価書情報**<br/>地価公示の価格を判定する際に、鑑定評価員が作成した鑑定評価書の内容を基に整理したデータ。<br/>各標準地における地価の形成要因（立地条件、交通利便性、用途地域、周辺環境など）が含まれており、地域の地価水準の評価や、周辺環境との関係分析、価格形成要因の可視化などに活用可能。

これらのデータを活用することで、以下のような市場分析が可能になります：

- **エリアごとの不動産価格や取引件数の推移を可視化**
- **取引が活発なエリアの特定**
- **市区町村レベルでの市場動向の把握**
- **地価水準の評価や周辺環境との関係分析**

# **Overview**

This dataset provides real estate transaction data across Japan and serves as a foundational resource for visualizing real estate market trends.

It includes individual records such as transaction prices, price per tsubo (Japanese unit of area), and property characteristics, along with aggregated data for analyzing market size and transaction patterns.

The dataset consists of two main components:

- **Real Estate Price Data**<br/>Individual transaction records from across Japan, including sale prices, floor plans, property sizes, zoning, and other attributes.

- **Aggregated Transaction Data**<br/>Transaction counts and total transaction values aggregated quarterly and annually by municipality, enabling users to track transaction volume trends and estimate market size at the local level.
- **Real Estate Appraisal Report Data**<br/>Data compiled from the appraisal reports prepared by certified appraisers for determining official land values. <br/>It includes various factors influencing land prices at each standard site, such as location conditions, accessibility, zoning, and surrounding environment. <br/>This dataset can be used to evaluate regional land price levels, analyze spatial relationships, and visualize factors contributing to price formation.

By leveraging this dataset, users can:

- Visualize trends in property prices and transaction volumes by area
