A subdivision of land is the division of any lot, tract, or parcel of land into two or more lots or sites for the purpose of transferring ownership or development, whether immediate or future, including the re-subdivision of land for which a plat has been filed and recorded. Subdivision is regulated by Texas state law and local regulations. Subdivision must be approved by City Council following review by the planning department of the local municipality if it is located within the city limits. Development in the ETJ or county limits must adhere to the established regulations provided by Fort Bend County’s Engineering Department and traverse an extensive process including approval from the floodplain manager, environmental health, drainage, mobility, and many other departments. Once approved, the plat must be approved by the County Commissioners and recorded by the County Clerk.
