## What the Dataset Includes

ATTOM Rental AVM provides the following rental valuation metrics:

- Estimated Rental Value, representing the modeled monthly rental value
- Estimated High Rental Value, representing the modeled maximum monthly value based on confidence and FSD scoring
- Estimated Low Rental Value, representing the modeled minimum monthly value based on confidence and FSD scoring
- Rental Valuation Date indicating when the rental value was modeled

## Valuation Methodology

Rental estimates are calculated using ATTOM’s nationwide property database and localized using geospatial layers such as neighborhoods, school districts, county subdivisions, ZIP codes, cities, and counties. Rental values are tested using statistical techniques and compared against more than one million nationwide active rental listings to support estimate accuracy.
