房产价值评估:针对成交量活跃的小区房源,通过输入小区名称、建筑类型、成交面积、房源所在幢号,查询在一定成交日期范围内交易状态为二手房的成交房源,并通过二手房价格指数还原到当期,最终输出房产估值=avg(成交单价*二手房价格指数)*成交面积;针对成交量不活跃的小区和区域制作网格地图,将城市分解成多个1km*1km的栅格,将所有小区通过经度、纬度落到对应网格中,分别输入交易状态为新房、建筑类型为非低层的成交单价,生成新房网格地图,并输入交易状态为二手房的成交单价,生成二手房网格地图,通过空间插值法填充成交不活跃或无成交量的网格,计算方式为sum(经度、纬度计算距离占比*成交单价)。同时,选取高低配小区定期通过输入建筑类型、成交单价计算低层价格系数,得到低层网格地图,相互补充得到房产估值。

② Data Acquisition: Obtain the data required for Daishuhui · Real Estate Financial Data Service through external data collection, procurement and internal accumulated proprietary data. ③ Calculation Rules:
Property Valuation: For housing units in residential communities with active transaction volume, query second-hand housing transaction records with second-hand housing transaction status within a specified date range by inputting the community name, building type, transaction area and building number of the target housing unit. Adjust the prices to the current period using the second-hand housing price index, and the final property valuation is calculated as: Valuation = Average(Transaction Unit Price * Second-hand Housing Price Index) * Transaction Area;
For residential communities and areas with inactive transaction volume, create a grid map by dividing the city into multiple 1km×1km grids. Map all residential communities to their corresponding grids based on their longitude and latitude coordinates. Generate new housing grid maps by inputting the transaction unit price of new housing with non-low-rise building types, and generate second-hand housing grid maps by inputting the transaction unit price of second-hand housing. Fill grids with inactive or zero transaction volume using spatial interpolation, with the calculation formula: Sum(Proportion of Distance Calculated via Longitude and Latitude * Transaction Unit Price). Additionally, regularly select residential communities with mixed building heights, calculate the low-rise price coefficient by inputting their building type and transaction unit price to generate a low-rise grid map, and combine the two grid maps to obtain the final property valuation.
