Mainz 2012, The ground benchmark is an average position value of the soil in EUR/m² for a majority of land (ground benchmark zone) for which essentially the same usage and value conditions exist. It refers to building-ready and non-contributory land. Deviations of individual plots in value-determining properties such as special location, type and measure of use, soil quality, etc. cause corresponding deviations in their soil values from the soil benchmark.
美因茨2012年数据集:基准地价(ground benchmark)指基准地价区内绝大多数用地用途与价值形成条件基本一致的土地的单位面积平均价值,单位为欧元/平方米。该基准地价针对可直接用于建筑开发且无额外增值贡献的土地。若单个地块在区位特殊性、用地类型与规模、土壤质量等价值决定属性上存在差异,其土地价值便会与基准地价产生相应偏差。
