Data-Gouv-FR/carte-des-loyers-indicateurs-de-loyers-dannonce-par-commune-en-2025
The dataset is named "Carte des loyers" and provides rental metric data for all French communes in 2025. The project originated from a collaborative effort between French governmental agencies (such as DGALN and ANIL), research institutions, and real estate platforms including SeLoger and leboncoin, aiming to estimate the per-square-meter rent (including associated fees) for apartments and houses by analyzing rental listing data from 2019 to 2025. The dataset covers the entire territory of France (excluding Mayotte), with the geographic scope of communes aligned to January 1, 2025 boundaries. The metrics are calculated based on specific reference characteristics: for all types of apartments, the average area is 52 square meters with an average of 22.2 square meters per room; for T1-T2 type apartments, the average area is 37 square meters with an average of 22.9 square meters per room; for T3 and above type apartments, the average area is 72 square meters with an average of 21.3 square meters per room; for houses, the average area is 92 square meters with an average of 22.4 square meters per room. The data is released as experimental metrics for use by governments, local authorities, real estate professionals and the general public, but the source must be cited when utilized: "Estimated by ANIL, based on data from the SeLoger Group and leboncoin". Notes include: the data is based on unfurnished rental listings and has undergone deduplication processing, but may use adjacent regional estimates for some communes due to methodological limitations; users should exercise caution when interpreting metrics for communes with a coefficient of determination below 0.5, fewer than 30 observations, or wide prediction intervals.
